Developer selected for state land in Kalispell
KALISPELL, Mont. – The Montana Department of Natural Resources and Conservation, the City of Kalispell, and Kalispell nonprofit Kidsports today accepted a proposal to lease and develop 28 acres of State Trust Land located between Costco and the Kidsports athletic complex in Kalispell.
The state will now enter negotiations for a commercial ground lease with Goldberg Properties, Inc., and The Kroenke Group, Inc., for the Trust Land parcel known as Victory Commons, according to DNRC Director Mary Sexton.
“We’re very pleased to be advancing to the next step in developing this property,” Sexton said. “The city, DNRC and Kidsports have forged a strong partnership through years of collaboration. All of us look forward to working with Goldberg / TKG to maximize revenue for K-12 schools and grow the Flathead’s economy.”
Kidsports President Dan Johns called the project a “win-win” for DNRC and the community, adding that the agreement “represents an important step down the path toward a permanent easement on the athletic complex for Kalispell and Kidsports.”
Kalispell Planning Director Tom Jentz cited additional benefits of the partnership.
“Not only does the City have the opportunity to create a long-term solution for Kidsports, but we will open up another retail site for future growth in the community, allowing us to support the State School Trust as the property is developed.”
Over the past several months, DNRC, the City and Kidsports released an RFP (Request for Proposals) on Victory Commons. More than a dozen developers showed interest in the property, according to Sexton.
“Goldberg / TKG have extensive experience with public/private development partnerships,” Sexton said. “We think they’re a good fit for this project.”
The next step in the process will involve DNRC negotiating a commercial lease with Goldberg / TKG. Once completed, Sexton said the lease will go to the State Land Board for approval.

DNRC and its partners, the City of Kalispell and Kidsports (a nonprofit which operates the Kidsports Athletic Complex), are pleased to announce the availability of this approximately 28 acre prime property slated for commercial development in Kalispell. The Development Site, known as Victory Commons, is located between three key Flathead Valley developments: Flathead Valley Community College, the Kidsports Athletic Complex, and the leading commercial development area for the entire Flathead Valley.
We are now prepared to offer the property for lease for commercial development. Our goal is to find a commercial planner/developer that will help us develop this unique parcel to its full potential.

The Northwestern Land Office must receive all proposals by 3:00 p.m. on Wednesday, September 5, 2012. Late proposals and postmarks will not be accepted or considered. The DNRC reserves the right to reject all proposals and extend the proposal deadline.
